Rt. 12 Corridor

The Village Board continues to discuss the future of various Rand Rd. parcels. The Village desires to promote development/ redevelopment of commercial corridor, with concern for architectural character, landscaping, safe access, setbacks. Any proposals for the area to be processed as PUD.

5/3 Bank  

As noted in previous newsletters, the Heidner property (formerly AMOCO) at the northwest corner of Route 12 and Quentin Rd. received preliminary approval for a commercial PUD.  Phase I was to be an 11,000sf retail building;  Phase II was for a bank.  That property received a positive recommendation from  the Plan Commission for an amendment to the preliminary plan which would eliminate the retail building and move the bank facility to the corner.  5/3 Bank is proposing a 4200 sf single story, neo-colonial style bank with drive thru and ATM lanes.  The project has received preliminary approval.

Rt. 22 Corridor

Kemper Properties

Kemper Lakes - The Kemper Lakes 297 acre PUD is also being processed for an amendment to their approved preliminary plan. United Land Development's original plan was for four separate housing areas: 22 single family estate homes, 49 townhouse units, and a total of 138 duplex units. There was a proposal to amend the plan to 41 smaller single family lots, leaving the townhouses as proposed, and separating the duplex units into total of 100 single family homes. The matter, currently before the Village Board, has been tabled by the developer.

Parcel 5 (Cherrywood Estates) - the 135 acre property at the southeast corner of South Krueger Rd. and Route 22 had previously received preliminary approval for a  27 lot subdivision.  The property has now been purchased by the Lake County Forest Preserve District.  While there are no immediate plans, the District intends for this property to be prairie restoration, with possible a trail system;  at this time they do no plan for active recreation.

Parcel 6 (The Sanctuary Club) - the residential PUD on the 93 acres north of Route 22, east of Beacon Hill, and west of Kemper Lakes is currently under construction. The developer, Jacobs Homes, a well-known Northshore builder of empty nester, executive homes, has begun sales of the 62 single family homes in the northern ,"faux gated" and age targeted section.

Former Ozzi Site - The Bond Companies proposal The Kildeer Market, a commercial PUD on the 8.3 acres on the northwest corner of Rand Rd/Plum Grove Rd. The Ozzi waterslide, an auto dealership and Ideal Auto Body are currently on the site. The proposal is for a 50,000sf Whole Foods (to be relocated from Palatine), 15,000 sf of in-line retail, and a 4,500 sf stand alone bank. The Village Board is expected to take action on the annexation and preliminary PUD approval during the month of April.

 

The Churchill Property - The Village has been presented with a concept proposal from Midwest Equities/The Bradford Company for the 45+ acres at the northeast corner of Rt. 12/Cuba Rd, known for years as “The Churchill Property”.  The current concept includes a Lowes and smaller Meijers plus outlots.  The property is the subject of a fifteen year old Intergovernmental/Boundary Agreement with the Village of Lake Zurich.  The property is zoned Limited Commercial; this zoning puts certain restrictions on the property.  The two villages are currently in discussions regarding possible amendments to the Intergovernmental/Boundary Agreement which governs this property and properties at the northwest and southwest corners of Route 22/Quentin Rd.
